Schematic Design

The “Schematic Design” phase can mean different things to different firms. MCA’s robust schematic design package is farther along than typically found in the industry and includes more than a few images. It includes a detailed floor plan, key elevations, ceiling treatments, furniture layouts, finish and material palettes, FFE direction, and 3D conceptual visualizations which allow the team to evaluate the spaces volumetrically. A narrative defines the project’s unique vibe and position in the market. Taking time to validate and approve the project’s direction at this time avoids pitfalls down the road.
