About This Project

Toll Brothers Apartment Living engaged MCA early in the project positioning phase to envision and develop a highly functional six-story, 348-unit luxury multifamily complex that would inspire wellness in Brookhaven, GA, one of Atlanta’s historic and most prestigious suburbs.

The Challenge:
In conjunction with Emory University’s vision for its Executive Park – a “live-work-play health innovation district” that includes Emory University Hospital, Children’s Healthcare of Atlanta facilities and the Atlanta Hawks training center – the complex would need to meet the needs of multi-generational healthcare professionals who would live, work and play in the space. MCA sought to create an inherently elevated design that would promote renters’ physical, spiritual and mental wellness through luxurious design, soothing aesthetics and expansive amenities.

The MCA Solution:
MCA designed welcoming, highly functional and adaptive common spaces that fill more than 9,000 square feet with amenities meticulously planned for the multi-generational, wellness minded resident. Understanding that many residents may be working night shifts or off hours, the team designed spaces that can accommodate a variety of functions during the day and easily transition at night or on weekends. Co-working lounges with strategically placed coffee bars perform double duty on the weekends when they transform into gaming and gathering spaces for small groups. The leasing program, including its social elements (concierge bar, genius table, small meeting tables) are intentionally located in the lobby where they offer open access and seamlessly meld community living space with amenities.
To extend the indoor wellness atmosphere to the outdoor areas, MCA designed retractable window walls that open to the exterior and expand lounge and fitness areas. The dynamic exterior offers something for everyone. Whether residents are looking to interact with fellow residents over a glass of wine, or looking for a quiet meditative space to rejuvenate, the three exterior courtyards create opportunities for passive or active respite as the mood warrants. Safe physically distanced engagement can also be experienced with the resort-style pool and sundeck, dog park “yappy hours” and a unique outdoor sports bar “biergarten” complete with its own tap station.
The two-bedroom model maximizes function in every square foot in every room while elevating livability. The sophisticated, comfortable and therapeutic interior space exudes a Zen-like aura and features imaginative interior merchandising that is complemented with a calming palette and wellness-themed aesthetics. Pet-inspired elements including a leash, pet bed and food/water stations accommodate the needs of the high number of pet owners.

From concept to implementation MCA considered and delivered on the psychographics of Oleander’s target market of largely health care professionals. Despite opening during the pandemic, the Oleander is on plan for occupancy. The leasing manager reports that the building “sells itself” with its tangible focus on living well. The strategic positioning of the leasing and property management offices near the common areas give staff plentiful opportunities to greet residents each time they come and go from the building allowing them to quickly know each resident by name. The welcoming and versatile common areas, including work and study lounges, outdoor social spaces and a 2500-square-foot fitness center, have facilitated a palpable sense of community where residents socialize with each other in the courtyard within weeks of moving in. The well-planned, holistic design is proving its functionality, adaptability and focus on healthy living in an ever-changing world.
